Please read these Terms & Conditions carefully before completing your reservation. By booking with Riviera Vacation Home, you agree to the policies below.

    • 100% of the rental amount is charged at the time of booking.

    • A valid photo ID must be presented at check-in or uploaded during the reservation process on our website.

    • Reservations are confirmed once full payment and required guest information have been received.

    • Check-in is self-service through an electronic lock.

    • Check-in begins at 3:00 PM.

    • Check-out is before 11:00 AM.

    • Late check-out must be approved in advance and is subject to availability.

    • A late check-out after 11:00 AM may result in an additional charge equal to half of the nightly rate, or the cost of an additional night if departure is after 3:00 PM, depending on the season and availability.

    • Short-term stays: A refundable security deposit of USD 250 in USD or MXN is required upon arrival, together with a signed deposit agreement.

    • Long-term stays: A refundable security deposit equivalent to one month’s rent in USD or MXN is required upon arrival, together with a signed deposit agreement.

    • The property will be inspected at check-out. If no damage, missing items, excessive cleaning, or policy violations are found, the deposit will be returned in full.

    • Any costs related to damages, missing items, replacements, labor, shipping, importation, or additional cleaning may be deducted from the deposit.

    • If costs exceed the deposit amount, the guest remains responsible for the difference.

  • The security deposit may be withheld in part or in full in cases including, but not limited to:

    • Damage to the property or its contents

    • Missing items

    • Smoking inside the property

    • Unauthorized pets

    • Odors, stains, infestations, or excessive cleaning required due to pets where pets are allowed

    • Excessive dirtiness or disorganization requiring additional cleaning

    • Exceeding maximum occupancy

    • Unauthorized parties or gatherings

    • Noise disturbances

    • Illegal or unsafe activities

    • Contraband or unauthorized commercial use of the property

    • Firm: 100% refund if canceled at least 60 days before check-in.

    • Strict: No refund if canceled within 60 days of check-in.

    • Prime Season: Different cancellation terms may apply during high-demand periods or special events.

    • Short-term stays: Electricity consumption of 10 kWh per day is included for bookings of up to 14 days.

    • Long-term stays: Electricity consumption is measured at arrival and departure and charged according to official CFE rates.

    • Air conditioning must not be left running with windows or doors open, or while the property is unoccupied.

    • Misuse of air conditioning or utilities may result in additional charges or loss of deposit.

    • Short-term stays: One departure cleaning is included.

    • Long-term stays: One cleaning per month is included.

    • Additional cleaning services are available upon request for MXN 500 each.

    • Initial amenities and starter supplies are provided, including toilet paper, paper towels, and basic cleaning products.

    • Guests are responsible for restocking additional supplies during their stay as needed.

    • Parking availability depends on the property.

    • Some properties offer on-site parking or street parking, while others do not include parking.

    • Guests should review the property description for details before booking.

    • Riviera Vacation Home works to keep all property features and amenities in good working order.

    • Maintenance issues will be addressed as promptly as possible after notification.

    • Riviera Vacation Home is not responsible for interruptions caused by third-party services, weather conditions, power outages, water supply interruptions, internet failures, air conditioning failures, or other events beyond reasonable control.

    • The property may be located in a developing area where nearby construction or external noise can occur. No refunds or compensation will be provided for inconvenience caused by external conditions such as construction.

    • Riviera Vacation Home, its owners, and hosts are not liable for accidents, injuries, theft, loss of personal belongings, or disturbances occurring during the stay.

    • The guest listed in the reservation is responsible for themselves and all members of their party, whether registered or not.

    • By booking, the guest agrees to release Riviera Vacation Home, property owners, and their representatives from liability related to accidents, natural events, governmental actions, travel delays, or other unforeseen circumstances.

    • Riviera Vacation Home does not provide refunds or rescheduling due to hurricane activity.

    • Guests are strongly encouraged to purchase travel insurance, especially during hurricane season between August and October.

    • Only properties specifically designated as pet-friendly may accommodate pets.

    • A non-refundable pet fee of MXN 3,000 applies and will be charged per stay.

    • Only cats and dogs are allowed, with a maximum weight of 10 kg.

    • Pets must be approved in advance and properly supervised at all times.

    • Pets are not allowed to remain unattended in common areas.

    • Pets must relieve themselves outside the building and in designated areas only.

    • Valid proof of vaccination may be requested.

    • Riviera Vacation Home reserves the right to apply additional charges for odors, stains, infestations, damage to upholstery, floors, furniture, or any part of the property caused by pets.

    • Any repair or replacement costs exceeding the deposit amount will be charged to the guest.

  • Any exception to these Terms & Conditions must be approved in writing in advance.
